a mortgage and a property deed are two different animals, not contigent on one another.  they are mutually exclusive.

you're still on the mortgage and signed for the mortgage, you're responsible for the mortgage.  the only way for you to get out of the mortgage is for your mortgage company to release you.  they tend not to do that, they favor refinance in the other person's name.

if your spouse is NOT on the mortgage but on the deed, what would happen if you split is first the mortgage company would take their money back and then you'd split the profit 50/50.

if the mortgage company took their money and there wasn't enough profit to cover the mortgage (don't laugh, it happens), only YOU would be responsible to make up the difference to the mortgage company.  Not your spouse, she's not on the mortgage.
